4 Signs You Should Replace Your Metal Roof

JCB Roofing • May 10, 2022

Metal roofing is a popular choice for homeowners who want a stylish roof. Metal roofing is also one of the most long-lasting roofing materials.

However, as with any product, metal roofs aren't indestructible. Even so, you may have a hard time telling if your metal roof needs replacing.

The following are four signs you may need to replace your metal roof.

1. Corrosion and Rust

Metal roofing often has a coating of protective paint that keeps moisture from getting into the metal. But if the sealant is not properly applied or becomes damaged, corrosion and rust may start to form on the surface of your metal roofing.

If you have a mix of metals on your roof, they may contribute to accelerated corrosion and rusting issues. Combining metals can lead to interactions that could result in early degradation and potential failure of the system.

Rust weakens the structural integrity of your roof, which can lead to cracking or even complete failure of your metal roof system.

You can tell if your metal roof is corroding by looking for discoloration, flaking, or cracking of the coating on the surface of your metal.

2. Loose Metal Panels or Shingles

When you have a metal roof, you can choose to install sheet-like panels or shingles. Loose panels or shingles are a sign your metal roof has seen better days.

Loose metal roof panels or shingles can be a result of several things. But the most common causes are wind damage and poor installation. When the installation of your roof is not correct, the roof may shift over time and lead to cracks or dents in the metal. Old age may also cause loose metal roof panels or shingles.

Loose panels or shingles leave gaps between the edge of the panel and its fasteners. The space lets water seep in and drip through your attic or inside walls. Water can lead to mold growth and other issues with moisture buildup inside your home.

If your metal roof's loose sections are large enough to fall off and injure someone or damage something, you'll have to replace the entire roof as soon as possible.

3. Sagging

Because of the toughness of metal roofing materials, metal roofs rarely sag. Therefore, a sagging metal roof should be cause for concern. Sagging can be a sign of improper installation, but it also might indicate a problem with the roof's support structure.

A sagging roof is at risk of falling off in bad weather. In addition to posing a serious safety risk, a sagging roof can cause runoff and snow buildup issues. Water and snow buildup can lead to further problems with your home's exterior and interior.

If the sagging is in certain areas, you may be able to salvage the roof by replacing individual damaged parts. However, if sagging is extensive across the entire roof, a replacement will likely be necessary.

4. Holes and Tears

Holes in a roof can form from fallen branches, extreme weather, or even normal wear and tear over time. Holes and tears may also point to other underlying problems with the structure of your metal roof.

While seemingly minor, openings on the roof are not something you want to put off fixing. The holes and tears only get bigger the longer you leave them unattended.

A replacement can be a long-term solution that restores security and aesthetics. The key, however, is to catch metal roof issues early so you don't put your home at risk and spend a fortune on repairs or replacement. If you notice any of the signs above, call JCB Roofing to replace your roof. If you delay, the damage will only get worse.
